Accessory Dwelling Units (ADU)

An ADU is a second home on the lot you already own: rental income, a place for parents or grown children, or a home office that is actually separate from the house. California law now makes most of them permittable by right, and each Southern California city has its own rules on size, setbacks and parking. We take the project from feasibility through plans, permits and construction as one contract.

Accessory Dwelling Units (ADU) — example of the work

Scope

What the work involves

Feasibility and design

What your lot allows under state ADU law and the city's ordinance, where the unit fits, and what it can realistically cost — before you spend on drawings.

Plans and permits

Architectural plans, structural engineering, Title 24 energy and the city submittal. We manage the corrections cycle so it does not stall.

Garage conversions and JADUs

The fastest route to a rentable unit: converting an existing garage or carving a junior ADU out of the main house, with proper insulation, egress and a kitchen.

New detached units

Foundation, framing, roof, utilities, interior finish and the connection to the main house's services — built to the same standard as the house.

How it works

From first call to final walkthrough

  1. 1

    Consultation

We come out, look at the space, and listen. What you want changed, roughly when, and what you have budgeted.

  2. 2

    Design and scope

Drawings and, where they help, 3D renderings. Then the scope in writing: what is included, what is not, and the price.

  3. 3

    Permits and build

We file the permit, schedule the crew, and build in a sequence you can follow, with the site cleaned each day.

  4. 4

    Final walkthrough

We walk the finished work with you and close out anything on the list before we call it done.

Questions

Before you call

How big can my ADU be?

State law guarantees at least 800 square feet on most lots; many cities allow up to 1,200 for a detached unit. The exact number depends on your lot and city, and we confirm it in the feasibility step.

Do I need extra parking?

Usually not. State law removed the parking requirement for ADUs within half a mile of transit and in several other cases. We check your address.

How long does an ADU take?

Plans and permits are typically the longer half. Construction of a detached unit is usually measured in months, not weeks. We give you a schedule with the estimate.
